Owner's Representative for the construction of Phase II of the new high school. Subconsultant to AMEC. Project included television studio, elevator rehabilitation and replacement, classrooms, wireless technology, security system, etc. Work was done while floors 1-6 were occupied. Our responsibilities included daily jobsite inspection; coordination with school principal and custodian; jobsite security inspections; schedule management, review, analysis, reporting; change order management, parallel estimating, review, negotiation, recommendations; quality review and contract document updating; progress photographs and monthly report preparation; designer/owner coordination-i.e. tracking of RFIs, submittals, and action items; progress tracking and requisition and schedule of values review; construction coordination meetings/owner update meetings; meetings with building inspector, Labor and Industry and Fire Marshall for occupancy; punchlist management; closeout document collection and review (lien release, consent of surety, final as-builts, warranties, etc.) Project duration: winter 2004 - summer 2005.
Environmental Aspects
Project highlights include renovation of two floors of an existing 100-year old brick high rise in Pittsburgh's Cultural District. The project re-used the existing shell, took advantage of the ready access to public transportation, included no new parking, and provided views in 75% of occupied spaces. It also re-used and upgraded the existing elevator shaft to meet current building codes without expanding the development footprint or adding new building shell.
