Chronicle Consulting, LLC is an engineering and LEED consulting firm established early in 2005 to provide personlized construction management and a la carte program management services such as estimating, scheduling, change order management, claims analysis, LEED (Leadership in Energy & Environmental Design) design and construction coordination and Owners' representative services. We specialize in public institution and K-12 educational facility construction and renovation. Chronicle Consulting, LLC is a woman-owned business as certified by the Pennsylvania Unified Certification Program and the Pennsylvania Department of General Services Bureau of Minority and Women Business Opportunities. Chronicle Consulting is also a veteran-owned business.

Chronicle Consulting is a member of the US Green Building Council, the Green Building Alliance, Council for Educational Facility Planners and the Engineers. Society of Western Pennsylvania. Our staff includes professional engineers, a registered architect, estimators, schedulers, inspectors, project managers, and a LEED Accredited Professional.

Program Management and Design Development Services
  • Identify Professional Consulting services and develop RFPs that include LEED qualifications
  • LEED registration, grant application, identification of environmental grant programs
  • Develop LEED goals and perform feasibility analyses as design progresses
  • Integrate peer review, constructability review, particularly as it relates to sustainable design and construction throughout the design process
  • Provide on-the-spot cost estimates throughout the design process to enable integrated and sustainable design at the lowest possible cost
  • Provide presentations to Board members and community related to LEED progress, construction costs, schedule, etc.
  • LEED documentation and application preparation for design review
Preconstruction Services
  • Review contractor prequalification statements
  • Collaborate with Architect/Owner to develop contractor interview and goals
  • Review drawings and specifications (constructability reviews) for reasonableness of construction, budget and schedule as well as accuracy and compliance with LEED goals
  • Review/comment on front end specifications ensure appropriate contract language to meet goals
  • Review estimate, budget and provide value engineering suggestions while maintaining LEED goals
  • Review contractor bids and make recommendations
  • Reconcile estimate, budget
  • Review construction schedule
  • Attend and/or conduct pre-bid meetings
  • LEED goal development and continued value engineering to foster integrated design
Construction Services
  • Frequent jobsite inspection to ensure compliance with contract and LEED requirements
  • Schedule management, review, analysis, reporting and coordination of multiple primes
  • Change order management, parallel estimating, review, negotiation, recommendations to Owner
  • Quality review, contract document monitoring, reporting and corrective action
  • Submittal and shop drawing review and adherence, particularly related to LEED documentation
  • Designer/Owner coordination-i.e. RFI tracking, submittal tracking, action item tracking
  • Progress Tracking, Requisition review, Schedule of Values review of multiple primes
  • Meetings for Construction Coordination/Owner Updates/Preconstruction/Pre-installation
  • Miscellaneous Meetings (City, County, Neighborhood, Outside Agencies) as needed
  • Collection of all permits, certified payrolls, etc
  • Liaison and coordination with tenants of adjacent facilities
  • Facilitate and analyze Requests for Information, Substitution Requests for consistency with contract documents and cost/schedule impacts
  • Coordinate with external testing and inspection agencies for progress and final inspections
  • Provide value engineering suggestions
  • Review contractors. as-built drawings for accurate updates
  • Maintain parallel record set of drawings with all bulletins, RFIs and field changes annotated
  • LEED coordination and document collection, verification of goal adherence
Contract Closeout Services
  • Punchlist development and management
  • Substantial completion oversight, Occupancy Certificate coordination
  • Closeout document review (lien release, consent of surety, final as-builts, warranties, etc.)
  • Year end warranty inspection and report, if desired
  • Annual facility inspections, if desired
  • LEED documentation and application preparation
